Modalities – Enjoyment and delegated administration

Land and construction :

You are buying a 225 m2 lot situated on the Montana Verde retirement village land.
This lot will profit of all the of urbanization elements (water, electricity, telephone) foreseen by the specifications of the village construction. An 80 m2 house will be built on your lot, in conformity with the specifications of the village construction.
The house will be delivered with the sanitary and electrical equipments according to the village construction specifications (without furniture or decoration).
The garden will be delivered landscaped and closed in conformity with the specifications of the village construction.

Enjoyment :

The buying of a house on the Montana Verde retirement village land allows the residents to enjoy the whole of the benefits and services offered by the village, whenever the village costs of residence are paid.

The buyer may choose between:

  • A renting enjoyment: The buyer firm a renting lease for 15 years with Montana Verde Village. The rental fee is 415 € per month, and will be reconsidered every three years according to the cost of living index. All the renting and co-property charges are incumbent on the Village.
  • A personal enjoyment: The buyer doesn’t rent his house to Montana Verde Village. Whether he lives himself in the house or he rents it by himself, he must pay the co-property charges which come to 244 € per month. He will also have to pay for the residence cost of the village per person during the periods when his house will be inhabited (1.300€). These charges will be reconsidered yearly according to the cost of living index.

    The owner will enter into possession of his property when the constructor will deliver it in conformity with the specifications of the village construction, foreseen in July 2008.
    Look out! For logistic reasons, the admission of tenant residents will be spread out on 2 months (that is to say 10 moving in a day).

    Management :

    The management is entirely ensured by Montana Verde Village: renting, communication, maintenance, services…
    The entrance/ departure costs are taken over by the tenant.
    The rents will be paid monthly to the owner by Montana Verde Village.
    The transactions are certified by Mr. Guido Perdomo, notary in Sosua.

    Formalities :

    To become an owner at Montana Verde Village, you can, of course, come here, but you can also go to your family lawyer or else to Mr. Thouault, Notary in Paris 8°, who, in correspondence with Mr. Guido Perdomo, Notary in Sosua, control and do with you all the administrative formalities.
